The parcel is roughly rectangular in shape and is sloped slightly toward the middle at each end. It is bounded by Kusel Road to the north, Lincoln Boulevard to the east, Custer Lane to the west and it shares a property boundary with the property to the south. It is approximately 1264 feet by 330 feet. This nearly 10 acre property is located in south Oroville in the path of development. With a General Industrial zoning under the current General Plan, there is a lot of flexibility for this site. Its also part of the area designated as the South Ophir Specific Plan which indicates that it is intended to e a focus area for future development. The area is within the South Feather Water and Power Agency. The site does appear to have power but buyers will have to determine the adequacy and location of the service line.
